Kim Bruggeman

Managing Partner

Ms. Bruggeman is responsible for the Development and Asset Management of our multi-family and student housing portfolio. She brings over 15 years and 25,000 units of property management experience to our corporate team. Kim has been involved in Multi-Family real estate investments, due diligence, acquisitions, transitions, budgeting, financial management and reporting, vendor contract negotiation, property branding, human resource training and management, sales and marketing, property audits, asset management, risk management, orchestrating rehabs and capital improvement projects and operational management of multi-family and student housing properties. She has a working knowledge of FDIC, FNMA, Freddie Mac, CMBA, bond-financing, REITs; and government programs such as Section 42 tax credit, Section 8/HUD, and VASH (Veterans Affairs Supportive Housing). Ms. Bruggeman has developed strong relationships of trust and communication with her corporate clients, including Wells Fargo, Arbor Financial, Bank of America, KeyBank, Midland Loan Services, PNC Bank, Cohen Financial, SunTrust, Berkadia, as well as other Special Servicers, Asset Management Firms, and Private Owners.

Robert Heitner

Managing Partner

Robert Heitner, Founder and Principal of Vision Capital Partners, an Atlanta-based real estate investment firm, brings over 25 years of experience in profitable real estate investments. Born in Stamford, Connecticut, and residing in Atlanta since 1982, Robert is a high-energy professional committed to quality service, integrity, and trust. His extensive expertise spans contract negotiation, property transactions, asset and property management, renovations, construction management, financing, and diverse exit strategies. Notably, Robert has successfully closed on over 7000 acres of land in metro Atlanta, representing $150M in acquisitions. His portfolio includes notable projects like Le Jardin, Carter Grove, and an 1100-acre venture in Gainesville. Additionally, as a business consultant, he directed successful ventures like the $75M AutoZone Park development in Memphis.
